Getting into the Top Offer with a 2nd Auction

We are letting the top 3 banks know about the top 3 offers and let them fight over it performing a 2nd auction between the 3 top lenders by sending them the other offers and as well any external offers to compete on. Usually, the lender’s account manager will show these offers to his manager and will get a special exception to improve their offer - we didn’t have a single time that we couldn’t beat external offers using this system - it’s just like negotiating after inspection. Most of the time our offers will initially be better than any external offer. Every external offer needs to come on a company’s page with a logo.

Competing & Beating Any External Offer

We encourage you to shop around and get external quotes - usually our provided quotes, after doing an auction between hundreds of lenders, are already better than any external quotes that our borrowers have, but even if there is a better quote, we never had a situation that we couldn’t beat it, simply because that these external quotes, when provided on a lender’s formal business letter, are being used for negotiations just like an inspection - when you like to lower the cost of a house by $10,000, if you would just ask that from the seller, most likely he will say no, but if there is a hall in the roof, he will have to reduce it - so external quotes are being used in the same way - for negotiations. The lender’s account manager takes them, including the 2 other best auction quotes, to the manager and so far 100% of the times we got a better offer!

We will then Normalize the offers - which means we will get all of the offers on one scale. Based on doing hundreds of loans, we already know the average cost difference between let’s say 65% LTV and 70% LTV, 5 Years PPP, and 3 Years PPP, The origination cost difference between a rate of 7% and a rate of 6% - so that way we place all of the offers on the same scale to choose the best 3 offers.
